PLANNING AND LISTED BUILDING CONSENT 

FULL PLANNING AND LISTED BUILDING CONSENT FOR A 2-STOREY REAR EXTENSION TO PROVIDE A ONE-BEDROOM SINGLE FLAT  

177 CHELTENHAM ROAD, BRISTOL, BS6 5RH

The application site is a Grade II Listed Building located within the Cotham and Redland Conservation Area. 

SN Consultants were approached by the applicant to seek advice following a refusal by Bristol City Council.  The previous consent was originally sought for a two-storey full height and depth rear extension. The main issues raised by the planning officers for the refused application related to overdevelopment and the protection to the Listed Building.  The feedback received was negative

 

SN Consultants were employed to provide advice and develop a case for a revised application for the rear extension.  After careful consideration and assessing the reasons for refusal, which were related to the protection of the Listed building and over development, SN Consultants decided to take this project forward.

 

177 Cheltenham Road is located within a terrace of Grade II Listed Buildings, a building which is considered to be of architectural importance, the design of the scheme had to ensure that certain architectural features were preserved.

 

An application was subsequently submitted providing a detailed case, including reference to the principle of development, its design and its protection to the Listed  Building.  All 3D representations and modelling  was completed by SN Consultants.

 

The comprehensive planning case submitted is awaiting a decision from the Council.
